Understanding Section 1031 Exchanges:

This course is approved by TREC for two hours of continuing education for real estate agents.

This course was designed to help the real estate agent obtain a general understanding of:

  1. Type of properties the Internal Revenue Service's section 1031 allows;
  2. Procedures and timelines the client must follow to insure the tax deferred exchange will be allowed; and
  3. The terminology associated with a 1031 exchange.

Understanding Capital Gains:

This course is approved by TREC for two hours of continuing education for real estate agents.

This course is designed to help the real estate agent obtain a general understanding of:

  1. The terminology involved in capital gain transactions;
  2. How to calculate a capital assets basis;
  3. Estimating gain tax; and
  4. Determining if a transaction is a good candidate for a tax-deferred exchange.

Residential Rental Property:

This course is approved by TREC for four hours of continuing education for real estate agents.

This course is designed to help the real estate agent obtain a general understanding of how residential rental property is viewed and accounted for by the Internal Revenue Service for income tax purposes. Once the real estate agent is familiar with this information, they can help their clients:

  1. Determine true cash flow;
  2. Understand the effects of depreciation;
  3. Determine if rental paper losses can actually be deducted because of limits from other income; and
  4. What type of expenses are deductible for tax purposes.
